Cancellation Policy

These are the core rules clients care about most:

Reschedule early Best option — usually no fee when you give notice.
Same-day cancellation May include a small dispatch/travel fee (team already assigned). If the client cancels after a deposit has been paid, we may retain 50% of the deposit as a cancellation fee to cover scheduling and preparation costs. The remaining balance (if any) will be refunded.
No-show / no access If we arrive and can’t enter or park legally, a dispatch fee may apply.
Deposits (if required) Applied to your job. If you cancel late, deposit may be partially non-refundable.
We keep it fair: we only charge fees to cover real costs (dispatch + travel + reserved team time).

1) Cancelling a booking

If you need to cancel, please contact us as early as possible by call/text. Cancellations close to the appointment time may result in a fee because the team and travel are already scheduled.

  • Advance notice: typically no fee.
  • Same-day: a dispatch/travel fee may apply.
  • Large jobs: we may require a deposit; late cancellations may affect refundability.
We’ll always confirm any fee before processing. No hidden surprises.

2) Rescheduling

Rescheduling is the best option. If you message early, we can usually move your appointment without a fee.

  • Send your preferred new day/time and any updated notes.
  • If your job is urgent, we’ll offer the earliest available slot.

3) No-show / access / parking issues

If we arrive and cannot complete the job due to access, parking, or customer no-show, a fee may apply to cover dispatch and reserved time.

  • No-show: client not available and no access provided.
  • No access: wrong address, missing gate code, lockbox not working.
  • Illegal/unsafe parking only: no legal spot/loading access available.
  • Hard-to-reach areas.
Important: Please send access and parking instructions in advance to avoid delays and fees.

4) Deposits (if applicable)

For some larger jobs (move-outs, heavy condition, full-service bundles), we may request a deposit to reserve the team/time.

  • Deposits are applied toward your total service cost.
  • If you cancel late, part of the deposit may be non-refundable to cover scheduling and dispatch costs.

5) Weather & force majeure

If weather or unexpected events make service unsafe or impossible (storms, road closures, emergencies), we may reschedule to the earliest available time.

  • We’ll communicate as early as possible.
  • No penalty for rescheduling due to safety.

6) Scope changes on arrival

If the condition is significantly different than described (e.g., heavy buildup, large clutter), the price/time may change. We will confirm any adjustment before continuing.

Sending photos ahead of time prevents almost all price surprises.
